1. Subject of the Agreement

These General Terms and Conditions (GTC) govern the rights and obligations between the owner of the villa, Adriatic Management d.o.o. (hereinafter referred to as "Landlord"), and the tenant (hereinafter referred to as "Guest") for the rental of the villa.

2. Booking and Payment Terms

A booking is considered binding as soon as confirmation is provided by the Landlord. A deposit of 50% of the total price is due within 5 days of booking confirmation. The remaining 50% is due no later than 30 days before arrival.

3. Cancellation Policy

The deposit of 50% is non-refundable.

If the Guest cancels 30 days before arrival, the remaining 50% payment is waived.

If a cancellation is made less than 30 days before arrival, the full rental amount is due. No refunds will be made after this point.

4. Check-in and Check-out

Check-in is available from 16:00, and check-out must be completed by 10:00 at the latest. Alternative times can be arranged upon prior agreement.

5. Liability and Obligations of the Guest

The Guest is obliged to treat the villa and its inventory with care. The Guest is liable for any damages caused. Any defects or damages must be reported to the Landlord immediately.

6. Liability of the Landlord

The Landlord is not liable for:

Damage or loss incurred by the Guest due to force majeure,

Physical injuries or accidents that occur during the stay at the villa.

7. Use of the Villa

The villa may only be occupied by the number of persons specified in the booking. Pets are not allowed.

8. Security Deposit

The Guest is required to provide a security deposit of €500 via credit card. This deposit will be refunded after proper return of the villa and inspection for damages. The handling of all damages and other additional services by the landlord are subject to a 15% service fee. The 15% is added to the net amount of all damages and additional services and is subject to the currently applicable VAT. The damages plus the service fee will be deducted from the deposit at the end of the rental period.

9. House Rules

The Guest agrees to adhere to the house rules posted in the villa. Violations may result in the immediate termination of the rental agreement.

10. Jurisdiction

All disputes arising from the rental agreement are subject to the jurisdiction of the Landlord's registered office.

11. Data Protection

The Landlord processes the Guest’s personal data exclusively in accordance with applicable data protection laws.
